As of September, the current economic expansion is now 120 months long, money has been cheap and readily available and construction starts over the past several years reflect that reality.  Vacancy rates are rising in both the commercial and especially the residential markets around NYC.  We will look at what this means for the availability of financing going forward, and who will be there to re-finance the maturing pool of loans coming to market.
