Investors, developers, and lenders close their transactions against the backdrop of the larger economy, with whatever uncertainty and opportunities it presents.

 

In this two-part program, JAMES NELSON, Vice chairman in the capital markets group of Cushman & Wakefield, LLP will give his views on where the state of the New York City market stands today and where he sees it heading.

 

Then a panel of experts will discuss how long term ground leases in a development project can be used to replace acquitision cost for land with rental payments - effectively reducing equity requirements in the capital stack. The sponsor creates two highly financeable interests in real estate, often increasing the overall debt capacity of the transaction as a whole. But these transactions are full of issues and surprises.  How does the ground rent change over time without creating litigation?  What do lenders need to see in a ground lease?
